FAQs

Who are Quick Property Sale London?

We are a team of property professionals with over 20 years of experience in the London property market. We work with a network of property investment companies to help sellers explore alternative ways to sell their property quickly, focusing on finding a suitable solution for each individual situation.

What does Quick Property Sale London do?

We help property owners explore faster, more direct routes to selling their property. Unlike companies that work with just one buyer or investment option, we work with a range of property investment companies. This allows us to consider different routes and identify the option most appropriate for your property and circumstances.

How does a quick property sale differ from selling through a traditional estate agent?

Selling through a traditional estate agent can be the right choice if your priority is achieving the best possible price on the open market. Our service is designed for sellers who prioritise speed, certainty and a more straightforward process.

Rather than marketing your property and waiting for a buyer, we work to identify a suitable investment buyer and present an offer based on the property's individual circumstances. This can provide a more direct route to a sale, although the offer may be below the price achievable through a traditional sale.

Is a quick property sale the same as selling at auction?

No. An auction can be an effective way to sell, but a property is not guaranteed to attract bids or reach its reserve price. Our approach is different: we work with property investment companies to seek a direct offer, with proposed terms and timescales set out for you to consider.

Any offer remains subject to the relevant checks and contract process, but our aim is to give you a clear proposal rather than relying on competitive bidding.

What types of properties can you help me sell?

We consider all types of residential property, including houses, flats, investment properties, properties requiring renovation, inherited homes and properties with tenants in situ.

Every property and seller’s circumstances are different, so we assess each enquiry individually to establish which options may be available.

How is my property valued?

Our offers are not traditional estate agency valuations. They are based on the property’s characteristics, condition, location, relevant market factors and the commercial considerations of the proposed buyer.

A quick-sale offer may be lower than the price you could achieve by marketing the property through an estate agent. If maximising the open-market sale price is your main priority, a traditional sale may be more suitable.

Our role is to help you understand the options available and decide whether a quicker sale is right for you.

How does the process work, from initial enquiry to completion?

The process starts with a short enquiry through our website. One of our dedicated advisers will review the information and contact you to discuss your property, circumstances and preferred timescale.

We then approach suitable investment options and work towards presenting an offer. If you decide to proceed, the sale moves into the legal process, with the proposed timescales and terms agreed as part of the offer.

How quickly can I receive an offer?

We aim to provide an offer within 24–48 hours of receiving your enquiry and the necessary information. Some properties can be assessed sooner, while more complex circumstances may require up to one working week.

We prioritise both speed and reliability. Where additional checks or information are needed, we would rather take the time to put forward a considered proposal with clear terms than rush an offer that may not be suitable.

Will I receive the full market value for my property?

A quick-sale solution is designed around speed and convenience rather than necessarily achieving the highest possible open-market price. Investment buyers need to account for factors such as condition, resale potential, costs and risk when making an offer.

The offer you receive will reflect those commercial considerations. If achieving the highest possible price is your priority, selling through a traditional estate agent may be the better route. If speed and a more direct sale are more important, we can help you explore the alternatives.

Are there any fees or hidden costs?

There are no hidden costs. If any fees or deductions apply to a proposed sale, we will explain them clearly as part of the offer, so you can understand the terms before deciding whether to proceed.

You will also need to account for your own legal fees, which are separate from any fees associated with the offer. In some circumstances, we may be able to factor legal costs into a proposal where agreed.

Am I under any obligation to accept an offer?

No. Making an enquiry is completely free of obligation, and you are under no pressure to accept an offer.

If you choose not to proceed, that is entirely your decision. However, if you return at a later date, we cannot guarantee that the same offer or terms will still be available, as market conditions and buyer requirements can change.

What happens once I accept an offer?

Once you accept the proposed terms, the sale progresses to the legal stage. Your solicitor and the buyer’s solicitor will handle the conveyancing, including the necessary checks, enquiries and contract arrangements.

How long does it take to complete the sale?

Completion timescales depend on the property, the buyer, the legal work required and your individual circumstances. We discuss the proposed timescale as part of the offer, so you know what is being aimed for from the outset.

What happens if the buyer changes their mind?

We work with property investment companies to identify suitable buyers and aim to provide clear offers with realistic terms. However, no property sale can be guaranteed until the relevant legal stages have been completed.

A buyer may need to revisit an offer if important information was not disclosed, the property differs materially from what was described, or due diligence identifies an issue. This is why providing accurate and complete information from the outset is important.

We will keep you informed of the proposed terms and any relevant conditions before you decide to proceed.

What do I need to sell my property?

It helps to have basic property details, information about any mortgage or other charges, and any relevant documents available. An Energy Performance Certificate (EPC) will generally be needed when a property is marketed, subject to applicable exemptions.

You will also need a solicitor to handle the conveyancing. If you do not yet have an EPC or solicitor, let us know. We can discuss the options for helping you arrange these, and it is important to choose a solicitor with the capacity to manage your proposed timescale.

Do I need a solicitor, and who pays the legal fees?

You will normally need a solicitor or licensed conveyancer to handle the legal side of the sale. As the seller, you are generally responsible for your own legal fees.

Depending on the circumstances, we may be able to take those costs into account when discussing a proposal. Any arrangement of this kind would be explained clearly before you commit to proceeding.

Can I sell a property that needs repairs or renovation?

Yes. We consider properties in a range of conditions, including those requiring refurbishment, modernisation or more substantial renovation.

The property’s condition will be taken into account when considering suitable buyers and the terms of any offer. Please be as open as possible about any known issues so we can assess the available options accurately.

Can I sell a tenanted or inherited property?

Yes. We can consider both tenanted and inherited properties.

For a tenanted property, we will usually need details of the tenancy, including the rent, tenancy agreement and any relevant information about the occupants. For an inherited property, we may need to understand the stage of the probate process and whether the necessary authority to sell is in place.

These details help us identify suitable options and provide a proposal that reflects the circumstances.

Can I sell a property with an outstanding mortgage?

Yes. Having an outstanding mortgage does not automatically prevent you from selling your property.

Your mortgage lender will normally need to be repaid from the sale proceeds, and the amount outstanding will be an important consideration. Please let us know about any mortgage or other secured borrowing when you enquire, so we can take this into account when discussing the available options.

How do I get started?

Simply complete our online enquiry form with a few details about your property and your preferred timescale.

Your enquiry will be passed to one of our dedicated advisers, who will review the information and contact you to discuss the next steps. We aim to make the process straightforward, with clear communication from the outset and no obligation to proceed.
